Conveyancing Fees and Information

We believe in complete transparency when it comes to our conveyancing fees. From the outset, we will provide you with a clear, fixed fee quotation based on the information you give us, so you know exactly what our legal costs will be before we start work on your matter. We do not use vague estimates or hidden charges, and we take the time to explain our fees in plain English.

Our conveyancing fees are fixed for standard residential transactions and include all of the work we know will be required at the start of your matter. Any foreseeable costs and disbursements will be identified and quoted to you upfront, allowing you to budget with confidence. If it later becomes apparent that additional work is needed due to unforeseen circumstances or increased complexity, we will always discuss this with you in advance and agree any additional fees before proceeding.

This page sets out our pricing clearly and in accordance with the Solicitors Regulation Authority pricing transparency requirements. It explains what our conveyancing fees cover, the typical disbursements you can expect, likely timescales, and who will be responsible for handling your matter. Our aim is to ensure you are fully informed at every stage of your transaction, with no surprises along the way.

Our Legal Fees

Where VAT is indicated, this is paid at the rate of 20%

Freehold Purchase

Our legal fees range from:

£900 to £1,500 plus VAT

 

Leasehold Purchase

Our legal fees range from:

£1,100 to £1,800 plus VAT

Leasehold transactions are generally more complex due to the need to review lease documentation and having to liaise with managing agents.

 

Freehold Sale

Our legal fees range from:

£800 to £1,300 plus VAT

 

Leasehold Sale

Our legal fees range from:

£950 to £1,600 plus VAT

Leasehold transactions are generally more complex due to the need to review lease documentation and having to liaise with managing agents.

 

Remortgage

Our legal fees range from:

£600 to £1,000 plus VAT

This applies to standard residential remortgages with no transfer of equity.

What Our Fees Include

Our conveyancing fees include:

Disbursements

Disbursements are costs payable to third parties and are separate from our legal fees. These are payable in addition to our fees.

Typical disbursements may include:

  • Local authority search between £150 and £300
  • Drainage and water search approximately £60
  • Environmental search approximately £60
  • HM Land Registry fee between £20 and £540 depending on property value
  • Stamp Duty Land Tax if applicable
  • Bank transfer fee approximately £30 plus VAT
  • Management pack fees for leasehold properties which are set by the managing agent

We will provide a tailored estimate of disbursements once we have full details of your transaction.

Factors That May Increase Costs

Additional fees may apply if your matter involves:

  • A lease extension or variation
  • Unregistered land
  • A shared ownership property
  • A new build property
  • Help to Buy or other government schemes
  • A transfer of equity
  • Defective title issues
  • Urgent or expedited timescales

We will always inform you in advance if any additional fees are likely to apply.

Stamp Duty Land Tax and Land Transaction Tax

Property transactions may be subject to tax depending on the location of the property, the purchase price and your individual circumstances. These taxes are payable to the relevant authority and are not included within our legal fees.

Land Transaction Tax (LTT) in Wales

Land Transaction Tax applies to property purchases in Wales. It is administered by the Welsh Revenue Authority and operates separately from Stamp Duty Land Tax.

As with Stamp Duty Land Tax, the amount of Land Transaction Tax payable depends on the purchase price, the type of property and your individual circumstances.

Where Land Transaction Tax is payable, we will prepare and submit the Land Transaction Tax return on your behalf as part of our conveyancing service. The tax itself is payable to the Welsh Revenue Authority and must be paid within the statutory deadline.

Stamp Duty Land Tax (SDLT) in England

Stamp Duty Land Tax applies to property purchases in England. The amount payable depends on several factors, including the purchase price, whether the property is your main residence, and whether you own other properties.

If Stamp Duty Land Tax is payable, we will prepare and submit the Stamp Duty Land Tax return on your behalf as part of our standard conveyancing service. The tax itself is payable to HM Revenue and Customs and must be paid within the required timeframe following completion.

We will calculate the amount due based on the information available at the time and explain this to you clearly before completion. Please note that Stamp Duty Land Tax rates and thresholds are set by the government and may change.

Timescales

Timescales can vary depending on the circumstances of the transaction and the parties involved.

Typical timeframes are:

  • Freehold purchase or sale between eight and twelve weeks
  • Leasehold purchase or sale between ten and fourteen weeks
  • Remortgage between four and eight weeks

These are estimates only and cannot be guaranteed.

Your conveyancing matter will be handled by a qualified solicitor or an experienced conveyancing executive under the supervision of a solicitor.
